Holiday Home or Permanent Residence? I’m here to help……

From Pam & Dave (the New Forest, U.K.)

Come to Mondounet for a ‘life changing’ holiday!

Mondounet would have been a great place to while away time having a relaxing holiday – with the added bonus of a neighbour’s winery on the doorstep, there might even have been little reason to leave the place. However, we had, in fact come with more than this in mind; it was time to seek our ‘place in the sun’.

Our third attempt: success seemed a diminishing, distant horizon … but then we hadn’t quite reckoned on Zoé. Her tenacity and kindness were about to launch us into a whole new way of life!

Zoé’s help and direction enabled us to make better sense of internet searches that would otherwise have had us heading down the wrong road. She helped us to make an appropriate selection of properties, then liaised with her contacts at local estate agencies, made bookings for visits and took us to see some houses. With her assistance - just a week after our arrival we finally found that elusive dwelling of our dreams!

And then we discovered what a real friend she was (had we really only known her this short time?); for Zoé continued to look after our interests with advice and guidance, taking us through that tricky time between making a decision and signing the papers. Shen went to the notaire with us to make sure we fully understood all that was happening.

Next time we visit the Lot, we won’t be staying at Mondounet, but Zoé & Peter will be at the top of the party list when we celebrate our ‘homecoming’ to Trosse Miches … with a bit of luck, Peter might even take time out of his restoration programme to sing us a joyous song.

From: Jack Hutcheson (U.S.A.)

I am happy to offer this letter of recommendation for Zoé Scott.

Zoé served as our immobilier during the process of buying our summerhouse in France, and has been most helpful before, during, and considerably after the sale.

She happily performed numerous extra services, including helping us arrange our bank accounts, electric, and oil. Since our purchase, she has continued to help us in many small and large ways. I feel comfortable in saying that she will be a great help, and would be happy to discuss my experiences as a non-French buyer by contacting me at

  • The Essence of France
Quercy Blanc - is the region between The Lot and Tarn rivers and is one of the oldest wine producing regions in France. This is a landscape of buzzards, red squirrels, nightingales, butterflies, and there are so many wild flowers and orchids-this is natures paradise.

The medieval villages stand on hills, are very picturesque and though aware that they stand in the 20th century still give you a feeling that time has stood still.

Farms have combined, rural property has become vacant and in this beautiful countryside, with unused roads winding up through woodland and vineyard it is not unusual to come across the distinctive profile of an old Quercynoise limestone farmhouse with its roman tiles and pigeonnier (dovecote).

    Getting here; it's easy

Easily accessible by road, rail and plane:

Toulouse and Bergerac airports are just 60-75 minutes drive.
Bordeaux & Rodez are 2 hours drive
    Carcasonne 2 1/2 hours drive.

With the enormous investment in road and rail in France it's now possible to still be in touch with the world whilst enjoying the peace of the beautiful countryside.

From the U.K. - The ferry ports: St. Malo and Le Havre are 8-9 hours driving time and there is a local airport at Cahors for light aircraft.

Paris is 5 hours by train to Cahors and faster by T.G.V. to Agen, and under and hour by plane.

The Pyrenees and Spain are about 3 hours drive, as are the Atlantic and Mediterranean coasts. Paris and Barcelona are 5 hours drive.

Gastronomy abounds, from the local auberges to 3 star Michelin restaurants and many general interests such as golfing, boating, swimming, riding, fishing etc.

This part of rural France remains unspoiled and beautiful - and driving is a pleasure ......there are no traffic jams!

We have lived here since October 1988 and gained considerable knowledge of French bureaucracy, builders etc. We will happily give you all the help and information you need whilst searching for a property - we are here to make it easier for you to find the right property in this lovely region.

Please let us have your property specifications and when you are able to visit, we will then forward suitable details to you and contact surrounding real estate agencies for an update on properties for you to view whilst you are here. This will save you time, both now and later.

This is the right time to buy; property prices have reduced and we can now negotiate an even better deal for you.
The sooner you visit the better.

If you decide to stay with us we can chat over dinner and discuss the houses seen and what we are viewing tomorrow - if an offer can be made on the property - where the nearest furniture and electrical shops are - where to buy building materials and - (if any renovations are needed) - where can I find a builder? All these questions and lots more can be answered - why not benefit from our experiences and relax in comfort.

BED & BREAKFAST is at 70 euros per night for two people, inclusive of breakfast - or SELF CATERING in our 17th century farmhouse with lovely views over the peaceful Lot countryside, from 285 euros per week.

Mondounet is available for longer lets during the autumn, winter and early spring. If you have sold your property and need a base for house hunting or if you're on sabbatical, why not come over and really get to know the people and the area.

Established in 1963, Quercy Gascogne Immobilier is a family run estate agency. Our office is situated in the heart of the bastide town of Montcuq... next to the tourist office. …. the base of choice when property hunting in this beautiful and part of the Lot.

Montcuq is just 25K from Cahors and the new A20 motorway, the nearest International Airports being Toulouse and Bergerac. On the western edge of the Cahors appellation wine region, Montcuq and the surrounding countryside realises many of the elements that make up the dream of French property ownership. With the champagne coloured stone of the property - masions en pierre, the ancient villages, the majestic River Lot and the unspoilt, uncrowded French countryside, many people look no further than this part of France, before making their French property purchase decision.

I have worked for the last 18 years with the agency and apart from the properties that we have for sale, I can carry out a search with other agencies in our area.

These agencies have properties in the Lot, Lot et Garonne and Tarn et Garonne. There is no charge for me to do a search for you with these companies.

I'll be pleased to give you all the help necessary in finding a suitable property.
The property details will include the total price of the property combined with the agency fee. The Notaire/Government fee is approx 7 % and this is paid on completion with the balance payment for the property.

I'll be pleased to help you find a property and see you through the sale, from negotiating the price to signing the completion documents.

I appeared in the British television programme "A Place in the Sun" and successfully found a property for their clients. Over the last 16 years I have helped many clients find their own property in France, whether as a holiday home or permanent residence and will be pleased to do the same for you.

When you have a date for visiting France and properties, we will be pleased to help with accommodation either bed & breakfast or self-catering. All rooms have ensuite bath or shower rooms. PLUS we have a superb heated pool open from Spring to Autumn. Please see my site, which gives all our details and photos of this lovely region:

If you would prefer a hotel rather than bed & breakfast or self-catering with us, I'll be pleased to reserve a room for you. Just let me know which you prefer.

Hope to hear from you soon and look forward to helping you find your "place in the sun".
